Legionella risk assessment for London buildings

London's buildings range from period terraces converted into flats to office blocks, hotels and hospitals, and their water systems are just as varied. A legionella risk assessment looks at yours in detail and tells you plainly what needs doing to keep the risk under control. Large and complex water systems

Many London buildings have large shared systems: tanks on the roof or in the basement, pumped supplies, and pipework that has been extended or rerouted over the years. Some have cooling towers or evaporative condensers, which carry a higher risk, must be notified to the local authority, and have their own requirements in HSE guidance. The bigger and older the system, the more it matters to have an accurate drawing and a clear schedule of checks.

Your responsibilities

If you employ people or control a building in London, you have a legal duty to assess and manage the risk from legionella. That applies to offices, shops, hotels, schools, care homes and blocks of flats, and to landlords of rented homes. You should appoint a responsible person, follow a written control scheme, keep records of checks such as temperature readings and flushing, and review the risk assessment whenever something changes.

Legionella testing and sampling in London

Water sampling is not needed in every building, but it is an important check where the risk assessment calls for it: in cooling towers, in some healthcare settings, or where temperatures are hard to keep in the safe range. We take the samples, have them analysed by a laboratory and help you make sense of the results and any action needed.

Legionnaires' disease is a potentially fatal pneumonia caught by inhaling fine droplets of water containing the bacteria. People over 45, smokers, heavy drinkers, and anyone with a weakened immune system or a long-term illness such as diabetes or heart, lung or kidney disease are at greater risk.
